why did they order the $1.5 million, I don’t understand it. Can it be better explained on the page.
Because of a sham renovation that all responsibility was passed on to my company by VCAT. Under investigation – as we speak.

Thank you Emy, it sounds like you infer, that the Hopetoun Tea Rooms est. 1892 ™ continues to remain at the Block Arcade. However, this is not the case. As per my http://www.thereviewpanel.com/stolen page the Hopetoun Tea Rooms est. 1892 ™ has been relocated and will be re-opening under new ownership. My beloved business was stolen from me, and I am telling my story as to what occurred. 😘
I’ve assisted in disputes like this before, and as you’ve said “with all due respect”, it’s all lost on me of what’s happened, lost in emotion, and lacks the detail needed to understand. In a lease and variation thereof, any contribution by landlords will be shown who owns it, and who can use it. Exhaust systems are common with Cafes, Bakeries, Restaurants and the like. It would be in all parties interest to use it across the entire centre, not just for one tenant, but that’s not explained, it’s emotion that I can read. When a lease is signed, often the landlord can request you renovate every “x” amount of years, and even forced you to move, even though you don’t want to. Disputes arise between builders, tenants and landlords, lawyers love disputes as often is the case, they work on emotion, not fact. I can see from your responses and your writing that emotion has got in the road of what potentially is a great story. This is a great case of why not to be a tenant, you need to own the property. I’ve lost money in a similar dispute like this, as the approved builder was providing rebates, rebates not to me. Caveat emptor.

I am so sorry and shocked. I have been to Hopetoun many many times and taken most of my grandchildren. I haven’t been into the city due to Covid or travel for a few years. I will not return to that shop if this has happened.

where many people are coming from is that you know the issue, we don’t. If you can articulate what you mean by the $1.5 million renovation to your store, which is allot of money, you’d get more support. I don’t get what you are saying.
